What to Expect ---
as client/lender
As soon as I hear from you at victoria@appraisalfastfair.com or telephone (707-677-9310) ---I will ask you to email or fax me a formal Request for Appraisal.
I will contact the owner of the property, usually by the end of the business day that I receive the request from you. As soon as I am able to make the inspection
appointment, I will notify you by fax of the date and time.
After the inspection, I return to my home office where my research and data entry work begins.
Humboldt County is widespread and relatively lightly populated with a low number of small subdivisions which results in the majority of homes I appraise being
one-of- a-kind or custom. This often necessitates expanding the parameters of my search for comparables and certainly requires I personally inspect the exterior
and neighborhood of those comparables I choose.
After all my research and work, I reach my estimate of value. I am usually able to complete the report within 24 to 48 hours from the time I inspect the property.
Most often, the report is delivered to you over the internet. If that is not possible, I will deliver it to you in person or make other arrangements so that you will receive
the report in a timely manner.
