What to Expect ---  
          as property owner

Your telephone will ring. I will be calling to ask you for an appointment --- at your convenience --- to come to inspect your
property.

You may say:  "Oh, well... everything is in a mess!"

I assure you that this is not about housekeeping.  I will be measuring your home on the outside and then I will come
inside to look through all of the rooms and take notes on floor coverings, bathroom and kitchen counters and appliances,
the condition of your property, and other items and features that make up your home.  I may be asking you some
questions about your property and I will be taking a few photos of some of the main rooms and of the front, rear of your
home and the street on which your property is located.  My visit usually only takes about 30 to 40 minutes of your time.  

If your lender has instructed me to consider this assignment C.O.D., I will be asking you for a check to pay for the report
after I inspect your property.
After the inspection, I return to my home office where my research and data entry work begins. Usually, I have already
entered your basic property information in my computer from the appraisal request received from the client/lender.  

Now that I have measured your home and taken photos, I can complete a sketch and begin to search the market for
comparables.  A comparable is a home that has sold (preferably sold and recorded within the previous six months)
and is similar to your property in age, site, style, features, square footage and location (preferably located within a
1-mile radius of your property).

In a typical home appraisal report I will include Table of Contents with photo, the 6-page URAR (Uniform Residential
Appraisal Report), photos, building sketch, plat map, legal description page,  comparables location map, and
comparables photos.

Humboldt County is widespread and lightly populated with a relatively low number of small subdivisions which results
in the majority of homes I appraise being one-of- a-kind or custom.  This often necessitates expanding the
parameters of my search for comparables and certainly requires I personally inspect the exterior and neighborhood of
those comparables I choose.  

After all my research and work, I am excited to reach my estimate of value of your property that I enter on the URAR.  I
am usually able to complete the report  within 24 to 48 hours from the time I inspect your property.

Most often, the report is delivered to the client/lender over the internet  or if that is not possible, I may deliver the report
in person to a local client.
